Job Summary:

Performs a variety of grounds, custodial, preventive, and corrective maintenance duties. Ensures that a safe & well-maintained environment exists for Team Members & guests of MMH. Tasks include lawn maintenance, landscaping, tree trimming, mulching, weed removal, equipment maintenance, sweeping, snow removal, power washing, water sprinkler maintenance, external roof & building repair, furniture moving, other storage requirements, & material pick-ups. Member of the Safety Response Team, trained to respond to fire alarms, infant abductions, severe weather, security problems, hazardous spills, bomb threats. Assist Maintenance Mechanics with PMs & work orders as well as performing minor non-critical tasks alone.

 Job duties are located in various locations & environments including the roof, above ceilings, freezing/hot temperatures, lighted/dark, air conditioned/hot mechanical rooms, around potentially hazardous equipment such as high voltage, pressurized vessels, hot piping & liquids.

 Duties/Responsibilities:

• Maintains lawn, keeps grass trimmed, weeds to a minimal, bags grass when it clumps up due to wetness
• Trims bushes properly, shape of bushes matches the landscape. Dead bushes & branches are removed timely.
• Landscape beds are maintained weed free & mulched for snow.
• Sidewalks & parking lots are kept clean of grass, butts, papers. No weeds are in the sidewalk. Kept clear of snow & ice. Preventative salting is done to prevent icing up in the evening. Additional efforts are made to remove the snow from areas where it melts & creates ice at night.
• Trees are maintained, inspected for disease & insects, trimmed to proper shape & health. Base of trees are mulched & weed free.
• Water sprinkler systems are set to proper watering needs, maintained in working order & winterized properly to prevent freezing.
• Flowers are planted in a timely manner. Selection is made to grow in the best conditions. Flowers are fertilized & inspected for disease/insects & properly treated. Flowers are removed quickly after the first frost. Perennials are fertilized & cut back as needed.
• Lawn equipment is maintained properly. Oil changed as required. Blades are sharpened. Equipment is kept clean for show.
• Minor roof & building repair is done to maintain integrity look of the facility. Roofs are inspected & flashing caulked as needed.
• Fountains are maintained properly & winterized to prevent freezing in the winter.
• Entrances & other areas are power washed when needed for proper show.
• Make sure vehicles are washed & taken care of.
• Furniture/supply moving is done in a safe, efficient manner. Items are moved without interfering with patients, guests, & team members. Items are delivered without loss, set up properly, & assistance given to help make the move easier.
• Assist with renovations as needed such as painting, moving items, equipment assembly, storage cleanup, etc.

Maintenance Tech

• Knowledge of equipment but not expected to operate or troubleshoot: boilers, generators, elevators, air handlers, chillers, compressors, exhaust fans, fire alarm system, TV system, nurse call system.
• Work with Director of Facilities on items that might need replaced or repaired in the near future.
• Performs work to the best of ability, maintains a clean area, replaces ceiling tiles, wear PPE as required, follows proper infection control guidelines.
• Able to drive vehicles owned by the hospital, pick up supplies or records.
• Clean up areas as needed. Keep shop organized. Make sure trash is taken out daily.

 Required Skills/Abilities:

• Must be knowledgeable of yard equipment functionality & understanding of landscaping & yard care.
• Must be able to problem solve, multi-task
• Must be able to operate a lawn tractor, push mower, weed eater, leaf blower, billy goat, truck, hedge trimmer, prunners, drill, power saw, & chain saw.
